Australian Land Prices: Five-Year Agricultural Land Price Outlook Remains Positive

In most states across Australia, median prices have grown well in the double digits in 2021 and again in early 2022.

Favourable livestock and crop prices, together with strong production volumes, have bolstered farmers’ cash reserves and driven demand for land. But low supply does not make for many cheap land purchases, while healthy farm balance sheets following good seasons and the ‘fear of missing out’ on the few rare opportunities keep demand strong.

Our base case forecast is that land price growth will continue, showing double-digit growth also for 2022 as a result of the strong first half of the year. However, for the following years, we predict a substantial slowdown of land prices.
